Step 5: Assisting the purchase
When you've found what you were looking for we will guide you through the entire purchase process.
- We, with your input, will negotiate an acceptable price and other purchase conditions and verbally reserve the property.
- Have the property technically surveyed
- Assist and consult on tax-related issues
- We can arrange the mortgage that suits you the best
- Assist you in setting up a D.O.O. (Croatian Limited) in one day if necessary
- We will have the contracts drawn up (a pre-contract where the full amount is not paid) between you and the seller.
- Assist you in setting up a local bank account (with internet banking) if necessary
- The contract is then signed and exchanged in the presence of a public notary. However, if the buyer is not present, the contract can be signed in their home country.
- The documents are submitted to the local land registry department.
- The application for permission to purchase is prepared by us and forwarded to the Ministry of Foreign Affairs, including all necessary documents, such as: power of attorney, purchaser's proof of identity, cadastral documents, official request. All of which is in Croatian.
- We will register the sale with the local tax authority.
